Project Management

We believe the success of any project lies in understanding the client’s requirement for a building and the ultimate use of the premises. During the inception of every project, an experienced project management team, spearheaded by a competent project manager, is assigned by us to synchronize the construction process. Our highly dependable and experienced representatives liaise with all key stakeholders and coordinate the activities of sub-contractors.

Our team aims to prevent potential issues, typical in many construction projects through proper planning and daily monitoring of the progress of the project and we provide services which ensure cost control, time commitments and quality. We also provide value engineering, suggestions on technical matters and guidance on contracts, management and costs.

Our Project Management services involve the stages of Planning, Design, Execution, Commissioning and Handover.

 

PROJECT PLANNING

Project planning relates to the use of schedules such as Gantt charts to plan and subsequently report progress. We adopt Primavera for scheduling, monitoring & update the progress. Initially, the project scope is defined and the durations for the various tasks necessary to complete the work are listed and grouped into a work breakdown structure. Project planning is often used to organize different areas of a project, including project plans, work loads and the management of teams and individuals. The logical dependencies between tasks are defined using an activity network diagram that enables identification of the critical path. Project planning is inherently uncertain as it must be done before the project has actually started. Therefore the durations of the tasks are often estimated through a weighted average of optimistic, normal and pessimistic cases.

 

PROJECT DESIGN

The project design is the key document involved in the validation and registration of a project activity. It is one of the three documents required for a project, the others being validation of the designated operational entity and the letter of approval.

Project design includes:

  • The systematic identification and prioritization of problems and opportunities to be addressed through development projects.
  • The identification of a hierarchy of project goals and objectives linked by causal relationships.
  • The planning of solutions in terms of inputs, activities, outputs, effects and impacts, and
  • The assessment of project outcomes.

PROJECT EXECUTION

Implementation is the phase in which the plan designed in the prior phases of the project life are put into action. The purpose of project execution is to deliver the project’s expected results. Actually, this is the longest phase of the project management solution lifecycle, where most resources are utilized.

The execution team utilizes all the schedules, procedures and templates that were prepared and anticipated during prior phases. Unanticipated events and situations will inevitably be encountered and the Project Manager and the Project Team will deal with the same through quick and effective decision making.

 

PROJECT COMMISSIONING

The commissioning process comprises the integrated application of a set of engineering techniques and procedures to inspect and test every operational component of the project.

Commissioning activities, in the broader sense, are applicable to all phases of the project, from the basic and detailed design, procurement, construction, until the final handover of the unit to the owner, including sometimes an assisted operation phase.

 

PROJECT HANDOVER

Green Bridge’s Project Managers document the performance criteria from the beginning of the project. The information is well documented in the project management plan, which includes all changes requested through the life of the project.
